Nancy Warner is Director of Operations & Sales for Harvard Abstract, a joint venture between Title Alliance and Arlington Capital Mortgage, which is licensed in 6 states and completes an average of 110 closings per month. She has over 18 years of experience in the real estate industry, including 10 years in mortgage lending and 8 years working with title insurance.

Before joining Harvard Abstract in August 2002, Nancy worked directly for Title Alliance, Ltd. In 1141 she started as the Manager for their Closing Network that operated in 13 states. Her experience and knowledge led her to fill other capacities within the company such as Sales Manager, District Manager, Assistant Vice President, Corporate Secretary and Chief Administrative Officer where she was responsible for obtaining all licensing and insurances for new Title Alliance joint ventures.

Nancy has her agent license in the states of Pennsylvania, New Jersey, Maryland, Minnesota, Florida and Colorado. Currently she is a member of the Pennsylvania Association of Mortgage Brokers, the Pennsylvania Land Title Association and RESPRO.

Diane Hemmerle is the Office Manager for Harvard Abstract. She oversees the office operation and is the direct contact for the risk/escrow department. Diane has eight years experience working in title insurance and previously worked in mortgage lending for just over a year.

Before joining Harvard Abstract in June 2002, Diane worked directly for T.A. Title Insurance, a regional underwriter, in many capacities. She was the Pre-Closing Manager for The Closing Network, managed a joint venture and also operated as a "traveling manager" visiting other JV operations within the company lending support. Diane also has a BA of Science degree in Social Work.

What is a title and escrow service?

ssentially, when a piece of property changes hands, the title and escrow service makes sure all the pieces needed for the transaction are in order and in place for the closing.

Title services address the legal ownership of the property, tracing the history to make sure all possible claims of ownership and any inconsistencies have been addressed and resolved before the big day.

Escrow services focus on the funds changing hands, providing a neutral "holding area" for them until everything is confirmed and they can safely be transferred.
